Where to find beachfront property in Fiji

Most beachfront property for sale in Fiji is on the western and southern coasts of Viti Levu and on the outer islands. Nadi Bay and Wailoaloa are minutes from Nadi International Airport. Denarau Island and Naisoso Island offer marina and resort living. The Coral Coast and Pacific Harbour run along the Queens Road towards Suva, and Savusavu and Taveuni in the north are known for quiet bays.

The Mamanuca and Yasawa islands, off the west coast, are where many of the island resorts are found.

What to check before buying on the coast

  • Tenure. Beachfront land can be freehold, State lease or iTaukei lease. The title decides what you own, for how long and which consents you need.
  • The foreshore. The strip between the high and low water marks generally belongs to the State, so a beachfront title normally stops at the high-water mark. Jetties, seawalls and similar works need separate approval.
  • Zoning and services. Check whether the site is zoned residential, commercial or tourism, and whether water, power, sewer and sealed road access are in place.
  • Exposure. Ask about flooding, coastal erosion and cyclone exposure, and what insurance is available.
  • Access. Confirm legal road access instead of relying on a track across neighbouring land.
