Nadi, Viti Levu
Land in Fiji is held under three kinds of tenure: iTaukei (native) land, State land (often still called Crown land) and freehold. Most of the country is iTaukei land, which cannot be sold and is only ever leased. Freehold is the smallest of the three, well under a tenth of all land, and it is the only kind that is bought and sold outright.
That scarcity is why freehold land for sale in Fiji draws attention whenever it comes up. It is found in pockets, not everywhere: parts of Nadi and Denarau, Pacific Harbour, Savusavu and Taveuni are among the better-known freehold areas.
Leasehold is not a lesser choice by default. A long registered lease in the right location can suit a home or a development well, and it is often priced below comparable freehold. What matters is knowing exactly which title you are buying, so we confirm the tenure of every property before you commit.
Yes. Non-citizens can buy freehold land in Fiji, subject to the Land Sales Act. In broad terms, a non-resident needs the consent of the Minister for Lands to buy more than one acre, cannot buy residential freehold land inside town or city boundaries unless it is a strata-titled unit or part of an approved tourism development, and is expected to build a home on vacant residential land within two years of buying it.
These rules differ for Fiji citizens and they change from time to time. Treat this as general information, not legal advice, and speak to a Fiji-qualified solicitor before you sign.
Our broker, Farmaan Ali, has around 24 years of experience across New Zealand and Fiji, including nearly a decade as a legal executive and time as a director of a Fijian land-surveying company. Title, boundaries and tenure are checked early, so you know what you are buying.
Only a small share, commonly put at well under 10 percent. Most land is iTaukei (native) land, and State land makes up most of the rest.
Yes. A freehold title has no lease term and no ground rent. You hold it until you sell it or pass it on.
Yes, subject to the Land Sales Act. Non-residents face limits on residential freehold land inside town boundaries, need ministerial consent for larger purchases, and are expected to build on vacant residential land within a set period. Take legal advice before you sign.
Freehold titles are registered with the Registrar of Titles. Before you commit, your solicitor searches the title to confirm the owner, the boundaries and any mortgages or caveats registered against it.
Yes. Alongside freehold we list State (Crown) lease and other long-lease land, including residential sections and commercial sites around Nadi.
