What freehold land means in Fiji

Land in Fiji is held under three kinds of tenure: iTaukei (native) land, State land (often still called Crown land) and freehold. Most of the country is iTaukei land, which cannot be sold and is only ever leased. Freehold is the smallest of the three, well under a tenth of all land, and it is the only kind that is bought and sold outright.

That scarcity is why freehold land for sale in Fiji draws attention whenever it comes up. It is found in pockets, not everywhere: parts of Nadi and Denarau, Pacific Harbour, Savusavu and Taveuni are among the better-known freehold areas.

Freehold compared with leasehold

  • Freehold: you own the land itself, with no lease term and no ground rent. It can be sold, mortgaged or passed on.
  • State (Crown) lease: the land is leased from the government, commonly for up to 99 years, with an annual rent. Selling or mortgaging it usually needs the consent of the Director of Lands.
  • iTaukei lease: the land belongs to indigenous landowning units and is leased through the iTaukei Land Trust Board (TLTB). The term and conditions depend on the purpose of the lease.

Leasehold is not a lesser choice by default. A long registered lease in the right location can suit a home or a development well, and it is often priced below comparable freehold. What matters is knowing exactly which title you are buying, so we confirm the tenure of every property before you commit.

Can foreigners buy freehold land in Fiji?

Yes. Non-citizens can buy freehold land in Fiji, subject to the Land Sales Act. In broad terms, a non-resident needs the consent of the Minister for Lands to buy more than one acre, cannot buy residential freehold land inside town or city boundaries unless it is a strata-titled unit or part of an approved tourism development, and is expected to build a home on vacant residential land within two years of buying it.
